New Construction
- Peer Review – During pre-construction, BSC will review construction documents related to mechanical, electrical, plumbing, fire alarm, security, and building management & control systems to ensure that they are capable of performing as designed by the Engineer of Record and in accordance with the Owner’s Project Requirements, LEED requirements and all applicable jurisdictions. BSC will also assist in the review of subcontractor’s bids for the accuracy of their scope of work in accordance with the construction documents and specifications.
- MEPF Coordination – BSC will host jobsite coordination meetings with mechanical, electrical, plumbing, fire alarm, security, and BAS subcontractors to coordinate a schedule of operations for the installation of materials and equipment. BSC will also review designed building systems to ensure that the Owner’s project requirements, basis of design, and construction documents are accurately installed by subcontractors for these systems. This will be done by carrying out a thorough review of the construction documents in comparison to the subcontractor’s submittals and shop drawings.
- BIM Review – If a project calls for Building Information Modeling, prior to the start of overhead construction, BSC will assist in the review of the BIM model to ensure that systems for mechanical, electrical, plumbing, fire alarm, security, and building management are coordinated for proper installation in accordance with the Owner’s project requirements, basis of design, and construction documents. During construction, BSC will review As-Built drawings for correctness to be incorporated into the Building Information Model.
- Jobsite Visits – BSC will visit the jobsite and inspect the installation of building systems related to mechanical, electrical, plumbing, fire alarm, security, and building management to ensure the work is being completed in accordance with project documents and all applicable codes and regulations.
- MEPF Review/Equipment Training – BSC will assist in creating and implementing a commissioning plan to assist in the start-up of equipment prior to work needing to be completed by the Test & Balance subcontractor. Startup, prefunctional, and functional equipment checklists will be created for completion by MEPF subcontractors and will be reviewed by BSC for accuracy of their installation. Once the installation of equipment has been completed for MEPF building systems, BSC will pre-test the system for performance verification as designed. BSC will also verify test & balance reports for accuracy with the Basis of Design and assist in the training of equipment to be turned over to the Owner.
- Closeout Document Review – After construction is complete, BSC will review As-Built drawings and O&M manuals for accuracy with the installed building systems. A final report will be prepared after verification of all building systems, As-Built document review, owner training of the equipment, and O&M manual review.
Retro Commissioning
BSC will begin the Retro Commissioning process by first analyzing the buildings performance against the criteria it was originally intended to perform. Once the building has been analyzed, BSC will come up with strategies to increase the performance of mechanical equipment, lighting controls, and building automation systems to meet energy and maintenance goals.
LEED Consultation
BSC will provide LEED Commissioning as required by the USGBC and in accordance with the Owner’s Project Requirements.
